Why a "REVOLUTION?
I have been licensed since 2003. and written and closed hundreds of buyer transactions. Listed and sold hundreds of people's homes or investments. I have been a REALTOR with three large local firms-Long and Foster Real Estate and Liz Moore and Associates, then with RE/MAX Peninsula to offer more and better services as well as a connection to a worldwide list of referral agents to help my clients and customers!
It's time for a radical change in how I get paid and how other agents get paid. But I can only control me, so I am proposing a much more complete and full disclosure of fees and responsibilities along with a major disruption to the status quo of percentage based commission that I hope others follow. But change can be slow and sometimes un-welcomed so I offer my clients choices NO ONE else can offer! Flat rate or fee for service based real estate services are not coming...they are HERE with REVOLUTION REAL ESTATE SERVICES LLC!
Even with a lower service fee, I will provide you with professional photography and brochures, 360 degree virtual tours and floor plans to highlight your home's best features and I can help you decide what if any things you should too to make more money or sell your home faster!
Limited Service or "entry only" listings are allowed in most property search websites. There are companies in every state who you might be tempted to hire to "market" your home for sale to the public or agents by putting your house in "THE" MLS. The truth is there are over 500 MLS websites and Millions of real estate agents. There is not "ONE single MLS. So don't be tempted by a company 30 states away from where your home is to list your property for sale. Hire an agent and a REALTOR who is willing to do that for you locally. I can offer you as many or as little services you may want. Photography, floorplans, controlled lock box access, virtual tours...all at full or reduced pricing so you truly can save some of YOUR hard earned equity!
What's it going to cost?
Usually the first question an agent gets asked by a seller is how much commission do you charge? Instead of asking what will they do to get paid or what services will they do to earn the fee.
I will evaluate your own unique situation and needs and as a professional should, I will tell you what it will cost you as a buyer needing an agent to search, negotiate and purchase a home. The same will apply to any seller in any community. The available tools are the same. But I assure you my flat rate or hourly fees will not be a percentage of anything.
The legal stuff
I am an independent broker, licensed and insured to perform real estate activities in Virginia. But I live and breathe Williamsburg air!
Real Estate Fees are always negotiable, even after they have been established, but every real estate broker or firm may have their own policies for doing so or changing them mid contract or negotiation.
I am licensed by the Commonwealth of Virginia and can help anyone with real estate needs from Aarons Creek Virginia to Zuni Virginia! But I am most familiar with the Hampton Roads region. I may be able to give you generic real estate advise about many things but if I shouldn't help you where you live or want to live, I will tell you and help you find an agent who can!
